About Property Management -
The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul of MidPen. Rooted in our ICARE values (Integrity, Collaboration, Accountability, Respect, and Excellence), and our Guiding Principles of diversity, equity, inclusion, and belonging, Property Management works closely with our residents, our community partners, and their fellow MidPenners, -including close collaboration with our Resident Services team. A Day in the Life of the Vice President of Operational Policy -
The Vice President of Operational Policy will report to the Senior Vice President of Property Management and will be responsible for projects that directly impact the management company's financial position through its revenue and expense cycle as well as those that contribute positively to business operations. Furthermore, this position will provide support for key organizational initiatives, strategic planning and be a leader in contributing to our team's commitment to best practices through solid research, data collection and implementation of policies and procedures. -QUALIFICATIONS -To perform this job successfully, you must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required. -ESSENTIAL DUTIES -

  • Create, revise, implement policies and procedures and acts as gatekeeper of such documents/files within the Property Management department. This includes evaluation of the department's internal processes and procedures and conducting focus groups to determine best practices, inefficiencies and areas where clarifications are needed. As part of this process, conduct assessments using surveys, interviews, and/or focus groups including staff, clients, and external stakeholders to identify areas for improvement to help streamline Property Management processes and procedures.
  • Responsible for the direction, coordination, implementation, execution, control and completion of specific projects ensuring consistency with company strategy, commitments and goals.
  • Manage -development, tracking and implementation of process improvement ideas.
  • Provide support and tracking on projects critical to the Senior Vice President of Property Management and members of the S-team.
  • Lead and plan the implementation of new policies.
  • This includes creating training materials, delivering initial presentations to the field and training the Trainer to maintain and conduct future trainings after initial launch.
  • Develop reports, processes and tools to monitor and track key property performance metrics; analyze data and provide strategic and operational recommendations that support and impact business operations on a site, group, and division level.
  • -A key component of this responsibility will be to continually seek ways/means to measure/benchmark the performance of all of our teams, in all areas, internally and externally.
  • Once a report/process/tool is launched, train Property Management staff on how to use and/or maintain new systems, reports or processes as developed.
  • Support the Senior Vice President of Property Management with the corporate budgeting process by partnering with the Vice President of Asset Management reviewing and ensuring accuracy of budgets.
  • -Proactively identify affordable housing trends and developments and, in accordance with these trends/developments, prepares forecasts, action plans and recommendations that help frame and advance our work.
  • Maintain strong cross-functional working relationships.
  • Initiate and/or execute small to large-scale workplace projects in liaison with division management complex processes, various organizations, and external processes.
  • As necessary, lead selected program/project based special projects/teams/groups that require cross-functional engagement with key staff across the organization, and with external stakeholders, as appropriate.
  • Provide direct supervision to Process Improvement. EDUCATION AND EXPERIENCE
    • A minimum of 10 years experience in the field of real estate development, asset management and/or property management preferably in the multi-family sector
    • BA Degree in business, finance, or accounting KNOWLEDGE, SKILLS AND ABILITIES -
      • Demonstrated experience in project planning, controlling, scheduling, and
        tracking and operating under tight time constraints
      • Exceptional financial analysis and reporting skills
      • Strong business analytical skills, summarization and prioritization skills
      • Ability to work independently with a high degree of initiative
      • Exceptional data analysis and problem solving ability
      • Strong verbal and written communication skills (individual and small group) as
        ability to interface effectively with all levels of management and staff
      • Must be adept in implementing/managing multiple projects
      • Comfortable with ambiguity with a new role in an organization
      • Advanced expertise with Excel; strong proficiency with remaining MS Office suite as well as database -management
      • Possess top-notch writing skills, research as well as superior communication and organization skills We're looking for someone with great attention to detail
